Editor’s Letter

The housing market is now clearly showing signs of being under pressure from a ‘combination’ of stretched affordability and tight lending conditions. Elevated affordability pressures on potential house buyers stem from high house prices and moderate disposable income growth. The continual tight credit conditions are also contributing to significantly fewer and more expensive mortgages being made available by lenders.

First-time buyers still want to climb onto the property ladder, but are for the most part greatly in need of financial assistance. Most importantly, by encouraging them through these challenging times, we need to continue giving potential buyers confidence and support in the market place.

The fundamentals of the market requires a steady influx of individuals, to progress onto the housing ladder, thus relieving pressures in other areas of the housing market which could have devastating consequences on the wider economy.

First-time buyers trying to get on the ladder without equity built up in an existing home, will now need to contribute bigger deposits, and face more expensive mortgage deals. With house prices rises now ‘cooling off’, economists are anticipating price corrections in regions where there have been stratospheric increases or a huge over supply.

As mentioned in previous newsletters, your first home is still within reach of some first-time buyers, but it will take some effort on your part before you will be given the keys. Developers, Housing Associations, Mortgage Brokers, Estate Agents and Solicitors are prepared to assist and support.
