Editor’s Letter

The Council of Mortgage Lenders (CML) recent mortgage approval figures provide no reason to be cheerful. Only 28,000 mortgages for home buyers in the UK were approved in May 2008 (a record low) and a 20 per cent decrease on April 2008 (another record), and down 56 per cent on May 2007 (yet another record).

New build construction is down 60 per cent, the lowest since the war, and more builders are ‘downing tools’ on half built homes. Mortgages are increasingly becoming difficult to find and very expensive. The average two-year fixed rate mortgage has gone beyond 7 per cent interest rate, for the first time in ten years.

It is becoming more evident that the housing market has now moved from a ‘credit crunch’ to a ‘credit squeeze.’ With fewer buyers coming forward and onto the ladder, the UK property market as entered a period of stagnancy that is very worrying. The figures and statistics do suggest that things aren’t generally looking good for the housing market presently

The debate for many is whether demand from first-time buyers has dried up or whether the supply of mortgages has disappeared. What most economists do agree, is that would-be first-time buyers who were unable to afford a property when prices kept rising, have switched to being unwilling to buy one that is falling.

MP Kenneth Clarke, the former Chancellor, when Mrs Thatcher was Prime Minister, said, “The housing market is in a big, big, big mess.”

One thing that is becoming more clearer as each month passes by, is the magnitude of the ‘credit crunch‘ and the devastation that it is leaving behind on the lives of innocent individuals around the world. Like the ‘common cold’ it doesn’t seem like anyone as devised a permanent remedy for it.
