Editor’s Letter The credit crunch resulting from the failure of the US sub prime market has had a severe impact on the fortunes of the UK housing market. With this, comes the change in attitude in the mortgage and banking sector. Principally, between themselves, they must decide how to overcome the inevitable funding gap caused by a banking market that is retreating to historic levels of lending not seen since the early 1990’s. What we are now witnessing, is a ‘painful’ correction of lending on purchase cost (as opposed to value), which is creating a new reality for the market place. It is hoped this will allow the mortgage market to return to a more logical path where (after debt) the fundamentals for investing in property are favourable. Clearly inflation and the price of oil are affecting the timing of the inevitable recovery and may cause the current market turbulence to be prolonged into 2009.
