Editor’s Letter

There remain a diminishing number of buyers in the market place, mortgage funding for those without a large deposit or impeccable credit rating remains elusive, and increasing up front fees from mortgage lenders are becoming more common. On top of all this house prices in a number of areas continue to fall.

New buyer registrations is continuing down ‘the spiral staircase,’ contributing to falling levels of demand and a continued growth in the number of homes for sale. In the short term it seems inevitable that property prices will continue to post modest falls until such time as confidence improves.

Clearly the housing market is influenced by many factors, but for most people within the property sector, confidence is what drives the market. Stagnation is not a good thing, particularly when the basic requirement in this industry NEEDS people to BUY and other people to SELL!

The majority of homeowners simply do not need to move and will not do so until either their circumstances change or the outlook for the UK economy and mortgage market become clearer.

First-time buyers seeking to get a foot on the property ladder, for the most part are playing ‘the waiting game.’ The mortgage squeeze is not going to end any time soon and recent mortgage approvals data from the Bank of England indicated that the number of loans for house purchase would fall further in 2008.

The coming months may prove to be the most difficult yet, therefore first-time buyers will need to maximise opportunities presented to them.
