Editor’s Letter

Many individuals have come back from their holiday and will be disappointed to read that the housing sector is still limping its way through the summer months. The economic downturn is as bad as the 1970s and could drag on for some considerable time. Bank of England governor Mervyn King has already warned that the UK economy is in for a difficult and painful period due to a combination of high inflation and rapidly slowing growth.

The mood in the property industry is sombre and trading conditions have generally been tough. The downturn as been much faster and steeper than many had expected. However there are encouraging signs which may indicate that the sector may be ‘bottoming’ out at the downward spiral. Although there was a sharp downturn earlier in spring this year, things haven’t worsened since then. Cancellations, if anything have eased back slightly. Most builders have taken the pain to their balance sheet quite quickly. They have cut costs, quite dramatically, with widespread redundancies and many have been cautious in replenishing their housing stock. Consequently the growth in their land bank has been kept modest.

Charles Bean, the Bank of England’s new deputy governor believes there is some light at the end of the tunnel and if oil prices and credit markets can be stabilised, growth should pick up and inflation could fall next year. Speaking at the annual conference of the world’s top central bankers in Jackson Hole, Wyoming, in the United States, Mr Bean said,

"We’ve got our fingers crossed that things will improve. But there is the recognition that there is still a long way to go yet.

"This is just a transitory period of subdued growth and we will get through the other side and the growth will resume to more normal levels."
