Editor’s Letter

OVER the past 12 months the residential market has witnessed a major shift, with falling house prices, demand for property significantly reduced and lack of mortgage funding restricting buyers.

Mortgage companies have introduced stricter criteria, resulting in first-time buyers and people with low equity in their existing homes finding affordable mortgages difficult.

Historically, demand for housing has far exceeded supply but following the August 10, 2007, Credit Crunch Day, demand levels have fallen and the supply level has increased as first-time buyers turn to rented accommodation in uncertain times.

The ‘for sale' signs tell their own story: they go up more than they come down. Scottish streets are now lined with them, tens of thousands of little plastic boards saying something is wrong with the housing market. Yesterday, official figures showed exactly what the problem is. Houses are harder to sell, and harder to buy.

A stamp duty holiday period could be of benefit to assist the housing market in Wales but the Government needs to go further and move quickly. In the past the Government introduced the Miras tax relief to help the housing market. In my opinion a similar action from the Government would provide a welcome benefit for first-time buyers and young families struggling with mortgage payments.
