Editor’s Letter

Many within the property market welcome the decisive move by the Monetary Policy Committee, to reduce the Base Rate to 3 per cent. However, what is important is how this feeds through to lenders borrowing costs.

This large downward movement provides more room for lower borrowing costs as well as a platform from which lenders can balance the interest of savers. The temporary increase in the stamp duty threshold and Banking sector crisis saw 51 per cent of homebuyers/investors avoiding paying stamp duty in September 2008, compared with 22 per cent in September 2007.

It will take some time for the recent reduction in interest rate to unlock the stifled housing market, but it will be some months before the efforts are felt. Secondly there is likely to be further contraction of the mortgage and housing market, but the extent is hard to predict given the Government’s recapitalisation of the banking system.

It is encouraging to see transaction costs and interest rates lowered for a larger proportion of borrowers which will undoubtedly give the UK housing market much needed assistance.
