The Housing market is now approaching its most active season, with house builders doing their best to reduce slow moving stock. All reports so far are indicating a continual slow down of a weak market as we enter the summer months. The UK economy is also on the decline in most sectors, which inevitably will affect consumer spending and confidence.

Manufacturers are raising the prices of their goods to try to counter the fiercest increases since 1990, driven by more expensive energy, food and raw materials. Ian McCafferty, chief economic adviser at the Confederation of British Industry (CBI), said

“Manufacturers are being forced to pass on higher costs to customers by increasing prices, and are no longer able to absorb continuous cost increases into their profit margins. The Bank of England now faces particularly difficult decisions on the timing of any further base rate cuts, as it must weigh up these strong inflationary pressures against the needs of a slowing economy.”

From recent figures released, most first-time buyers are adopting a wait and see policy and are resigned to continue window shopping, until the property market stabilises further. This is also presenting them with many opportunities to obtain attractive discounts, incentives and offers from house builders across the UK.

In the meantime, house builders are locked into building projects that have their own momentum, best described as ‘down tools.’ Amid a UK wide squeeze in credit, tougher borrowing conditions and rising cost of living, builders are responding by lowering prices and offering attractive packages to encourage first-time buyers back into the market.
